We purchased ours 4 years agoe. The broker was having the barns and silo torn down.We negotiated w/him that we would take care of the clean-up if he would take 2000.00 off the selling price,1000.00 off the down payment and 1000.00 off the end. We then made one of the barns into a house.(The pics are on the homestead photos thread.)
There are still people out there who will negotiate w/you.
There is ALOT of places in Mi. for sale as un-employment here is the worse in the country.Most places are going very much below market value. As a matter of fact my grand dad is ready to take a 10,000.00 loss on 5 acres just to unload it.Nice place on a back road,needs work tho.

We bought our 50 acres in 2004. We are still in the process of planting our orchard and getting the cabin rigged for the 20th century.

I heard rumor that one must now provide a SSN for the actual title transfer (county records). I'm not talking about any of the financing stuff....JUST the title transfer.

Is this true?

As you know, I bought my land Jan '06. Nope, don't remember having to give my SSN, and I figure I'd remember that.

we just bought a 3x1 double brick and tile on a strata or shared block and spent 300k 1 year ago already the same units are going for 50k more already i am in perth Western australia (one of the most isolated cities in the world) where we are in the middle of a minerals boom so the pay is good here to justify the high house prices the other more populated states are about as high as here but there are no high wages to sustain the high mortgage payments, i am from new zealand origonally and am very keen to head back there and can buy 100 acres for the same price as my house over here, with no services ie power water which i wont need, on rolling hills 7 km form the sea so i am really keen to head back and set my self up

This was a little more than you ask for as we purchased 20 acres about 5 years ago. We negotiated with the owner to sell the timber to make the $20,000 down payment. We did a selective cut as we didn't want to clear cut and be the proud owners of what looked like a war zone.
This used to be a common practice in our neck of the woods until you just couldn't trust anyone anymore. We offered to give the owner several fallers, mills, and escrow companies to choose from and making sure he understood we wouldn't get any payments for the timber because they would go straight to an escrow company to be held until he signed off and collected the payment. This made him comfortable with the idea that his intrest were protected. We come to this aggreement withing 2 hours of meeting for the first time.
I have found that any arraingement you and the seller can come to will result in a purchase. If you don't deal through a realator you will have a lot more options, on the other hand dealing through a realator will give the buyer and seller more protection so if you don't go through a realator be careful.
