I am looking to move to Vermont within the next year. Hoping to move to Orleans County or one of the adjacent counties.

I am trying to find land up there suitable for a homestead that will include livestock and gardening.
I tried contacting Realtors up there, but the buggers keep sending me listings "near the gold course" or in subdivisions with HOAs ::)
NOT what I am looking for AT ALL!
Know any good real estate folks up that-away?
I am trying to stay under $50,000.
I want 5+ acres.
It HAS to have water (spring or year round creek). A deep, fast running creek suitable for mini-hydro would be ideal.
I don't care if it has a house on it or not, I can build my own. BUT, the fewer restrictions, the better, as far as that goes.
And...I heah y'all talk funny up thar... ;D
I can tell you about a place I rented and the man wanted to sell, is in your price range and has stream for hydo and a building on it. I need to do some research to get his name, etc if you are written.
About the place. Half of the building is an old hunting camp with a newer 2 story addition (insulated) needs chimneys. I believe about 7+/- acres. 3 ponds nearby, remote, mountaintop valley, (interstate runs thru the valley but you only hear it during morning and afternoon shift change. 1 mile of non maintained town road, camps around and 1 year around homesteader couple. Old apple orchard on the road. Firewood, garden space and some pasturable land. Wildlife and outhouse.
If I had the money I would have grabbed it.
