Okay guys, how free is your area?
Who here can walk out on their acreage and build anything they choose anywhere? How many don't need inspections for ANYTHING? and what county are you in...this info will help wannabe homesteaders prospect for land.

I live in Northwest MO. *We have fairly strict zoning laws. *I think the minimum one can sell from agriculturally zoned land is ten acres. *Inspections and permits are required for septic tanks etc.

I live in NW MO too, *(course it's all ag land here), I suppose it would be possible to change, county GVT would probably love to have more residences. We built with absolutely NO restrictions or inspections, I walked into the county courthouse and said we were building on our land (we had owned it about 10 years). The official said, and I quote, "That's nice"...I asked, don't I need a permit? Inspections? ...NOPE... "Just let us know when you're finished and we'll figure out your taxes." They didn't even come out to assess until the next time assesssment was mandated, a few years after I built.
I know that counties surrounding us have different regs., sometimes even different regs for different townships. *Thank goodness we are a state that is largely rural, the 10A restriction helps keep us that way, and taxes are cheap on ag land.
I suppose it will change just about everywhere as GVTs struggle to raise CASH... but for now, it IS pretty nice living here, with no restrictions, not yet anyway.

What county if you don't mind as comparing counties may help.
How do you feel about the 10A zoning?
With 10 A zoning in place, I am wondering about the septic tank regs, USED to be the state had no requirements for 7A and over.
Do you think that the zoning is restrictive?

We live in Buchanan County. *It used to be that you didn't have to have a building permit if you owned 40 acres or more. *I think that has changed. *Do you mean zoning for 10 acres or more? *Please explain. * I do know that all septic systems are supposed to require a permit and inspection in Missouri, now. *Only installers with *state certification are supposed to install septic systems in Missouri. *I know because DH had to go to a training seminar and take an examination after thirty years of working in that field. *This is an example of bureaucrats at work.
Several years ago, a lady wanted to purchase and subdivide the farm in back of us for a new housing addition. It would have needed special permission from the zoning commission. *The neighbors got together at the meeting of the zoning commission & protested. *Thanks to the fact that some old-time farmers were on the commission, the request was denied. *Things don't always work out that way though.

Thanks so much for the info. Buchanan County encompasses St. Joe and I guess the growth from there has changed things quite a bit. The area between there and KCMO has REALLY changed the last 20 years or so. I can well understand the new rules in place. Wow, ALL new septic systems? Does that include lagoons too? I guess we're making "progress" huh?

We are in extreme southern Camden . *if you aren't on the lake then the county *really doesn't care. same in Morgan county except they don't even worry much about the lake. DW went in to ask about putting a trailer on the 40 acres while we were building. They got all huffy like they do started handing out forms for this and that. Then they ask *for how long , she said oh maybe a year . They oh no, *only allowed for 6 weeks .

They then ask how many acres and she said 40. they ask where *she told them..
Thier exact words.. " give us back all those forms we don't care what you do out there"

ain't this a great place to live.

fnfredux, DH says anything to do with a septic system has to be installed by a state certified installer.

I'm not in Missouri, but I am only 28 miles west of Atchison.... I think I would prefer Missouri...less taxes...less zoning... So not far from St. Joe.

Hi Folks,
In NW Missouri, 12 years ago we wanted to add onto our house went to the county office and they said, they really didn't care ( How nice!) They actually reevaluated our property about 4 years after we built. Again, nice! Taxes are low and we can for the most part do as we please. We have 13 acres so we meet the limit. Love the change of seasons. As far as septic we thought we had a septic system with a "pond for grey water" . We have known our plumber since we moved in 16 years ago. Last summer he told us we do not have a septic system and should get one. So our so called grey water pond is a little more than we thought. It is quite away from the house never had a smell or anything. We have not rushed to get the septic system just kind of mulling it over.

In camden county we don't even need a permit unless we have more than 3 acres ( we got 40) or we adjoin the lake or are a business or a development,.

Yup, thats what we got. Apparently we are SUPPOSED to have a septic, however no one but our plumber seems remotely interested in our situation. He might be interested cause it would cost 10,000 to install. According to him. Wonder who is getting the better part of that deal

gawd. I drove thru there a bit ago and it sure has changed.. But things arn't to bad they got a Cabela's in Hazelwood now.

MissouriFree, I have started using the IGNORE button for several there, and I am resisting the temptation to unignore. It is much less stressful and I don't have to read all that garbage. ;D

I was using ignore for awhile but I now I read them and only respond if they are on subject. Maybe sometimes I will make a snide remark about the wind burping *but I only say that for a select few individuals.

I like to let'em know I read it but don't really care *a hoot for *thier "" Uniformed" remark.

are you talking about the Cabela's at the mills off of I370..yea a good place thou a little pricey..Another good place to pick up things in the st. louis area for camping needs is Uncle Sam's (several locations). I like Uncle Sam's better then Cabela it's less formal, a little better prices, less of a chain feel to it.

on a different note does anybody know how much land goes for in southeast missouri. just a ballpark figure since their is no double large variations in prices?

Not sure about extreme SE but about 6 years ago I owned 17 acres on the take line on Bull Shoals. about 15 miles east of Gainesvile area/

i am down in the southeast area and when we moved here 4 years ago we were told that as all as you don't piss off your neighbors the inspectors would never come out. lyne

When I was trying to figure out how much to price my land in southern MO, I came up with extremely variable price comps. But it is large acreage and very private. So not for just anyone.

I am new onboard, basically mobile and wishing/hoping to find someone who wants company on their 'at least somewhat self sufficient place' maybe just about anywhere! I'm a good hand.

Well, there is no doubt my place is perfect for these endeavors; however I leave it up for sale. Where I actually settle is beyond me. It might be MO, but then I am somewhat open to new ideas.
It is shocking how cheap the taxes are and how easy it is to live in MO. Why has it taken others so long to notice MO to be the best state for there dreams?

Welcome ladyhorserider. *I live in Buchanan County and they raise our property taxes every two years, they call it re-evaluation. Our home is getting older, but our taxes just keeping increasing. *Some counties are cheaper than others. *Of course, I have lived in MO all of my life, so maybe our taxes are cheaper compared to other states. *Our daughter lived in Massachusetts for a while, and there was no way that they could consider buying a home because of the prices.

While I live in Texas now, I was born and raised in Jessie James Territory. I lived 1/4 mile from the chruch where his dad was the peacher (then and maybe now Camp New Hope)

I live in harrison cty not much for zoning here.A far cry from nw wisconsin where I am from where you need a land use permit just to have a picnic on your own land if its just open land.

Yeah, that one kills me. We pay the taxes for the parks here, and the city makes us get a permit for its use, they have even started making you get a permit if you have more then 3 garage sales a year,

One really cool thing about Missouri (to keep in mind) is that it is also known as the Cave State, and for good reason! Some of those can be a great BOL, if ever needed!

We are Lake of the Ozarks, but our land is in extreme camden county ,, in fact you really go into Laclede and the road goes back into Camden county.. so you aren't to far away..
