Well, my dream land deal fell through. The seller (Textron Financial in Rhode Island) asked us to sign a waiver saying that once they completed the quiet title lawsuit that they wouldn't be liable for any more title issues that would ever arise. It made us suspicious, and they keep dragging their feet to the point that even the realtor is so frustrated with them that she's told them she won't deal with them anymore. She's left seven messages just today and the representative at Textron won't return her calls or emails. So, we're back to square zero. But, we're thankful we didn't get screwed two or three years down the road. Oh well.

That's the way we see it, GoodDaughter. To be honest, I'm more relieved than I am let down because I was starting to get a real bad feeling about the deal. I'd gotten to the point where I was really hoping they'd give me a reason to back out. More land will come along, and hopefully we'll be financially able to get it. My wife and I have talked and we've decided to use our savings to repair some things around our house here in town.

No matter how perfect the place may seem or how cheap, etc... never buy anything that can't have a title guarantee or title insurance. I'm glad y'all saw through the smoke.

Paul, we could've bought title insurance but that didn't change the fact that something seemed wrong about the deal. Plus, title insurance still wouldn't have gotten rid of the headache later on if something popped up. Sure, we would've been covered, but there still would've been the hassle. Oh well, we're still young and there's still time. It's always better to be safe than sorry, I say.

Well... It sounded like a deal that was too good to be true, but I was hoping for y'all that it was a good deal. There will be something later that will fit your needs, goals and dreams.

Jared--if you will--think back to your first post on buying the land--remember?
You stated that your wife was not to happy about doing it--remember?
I was married almost 30 years when Helene died and I am proud to say that we did everything together. No way would I ever have done such without our sitting down and going thru it all thoroughly. You are a team and it makes for a much happier life when its an 'our' decision rather than a 'mine' decision. Think about it--huh? Good luck on finding your new place if and when the time comes.

It's always good to follow through on your instinct, so I'm glad you were able to get out of the deal. It sure sounds like there's issues with the title, and you're right, it would be a real hassle. It's smart to step back and re-think, and I'm sure you'll find something even better down the road. Good luck!

There will be more land for you!
I was furious when a parcel of land with a pond fell through. About a year later I got a parcel with a creek, and it was only 20 minutes away instead of an hours drive.

when we were buying the land for the drive in nobody was ever interested in the land ,but as soon as we started a lady here in town wanted to buy it so she threw in her offer and it was accepted ,This ticked me off cause the realator is a friend of mine and he told me that my verbal offer was good enough for him and johe would write the papers up.Well come to find out the lady had also made a verbal offer thru another realator in the office so my guy called me and told me to offer 100 bucks more and send an actual written offer this time so thats what he did.He put down the earnest money for me and faxed the offer to her and didnt tell the other realitor, she signed the offer and faxed it back and we got the title work done and the land paid for before the other realitor found out(boy was he pissed)but not as pissed as the other buyer was!!!She wouldnt do any thing with it any way she just likes to buy up all the main street property she can so no one can do anything she doesnt approve of and if a new business wants any land she has its real expensive.If she will sell at all.

I am glad the dirty deal didnt go thru. If something doesnt sound right or feel right, then it probably isnt.
I got screwed out of 10 acres in Feb. '08. Long story but he seemed shady from the get go and this was the first real estate property I ever bought. It had nothing to do with a title. We went thru a reputable title company.
When you see a red flag or something doesnt seem right please heed to its warning.
The deal with the two acres I currently have went very smooth. I got it from a reputable and well known realtor/developer in that small town. I got a good feel for him and didnt get jacked around at all. Its the closest I felt to good ol' fashioned and honest business. He uses a very reputable title company. From start to closing i had absolutely no problems. They did everything they said they were going to do. My friend in that town also bought some property from him and said he was the nicest man to deal with.
I wouldnt go thru the trouble of getting quiet titles or anything along those lines. If there is any hesistation about titles with the seller then it probably isnt clean and clear and you will deal with problems ALL THE TIME. Use a reputable title company. It is the best money you will ever spend and will provide you with peace of mind.

Even though it's disappointing, sounds like you dodged a bullet that could have turned out to be very nasty later on. Eventually, you and the right place will find each other.

Textron is the parent company that owns Bell Helicopter and Bridgeport Machines--the last I heard.
They are not a small two bit fly by night outfit even though they do operate that way a lot.
They are pros at screwing folks around. Good for you to grab your hat and split as in the future if a problem arose--who would you contact--not them for sure.
