Hi All,
I have a question, I think I came to the right place...
I am looking for other online land sales for the south. I know of Ozarkland and billyland which covers handfull of states.
I am looking for Va, West Va, Tenn, maybe even NC or SC and the reason I am looking exclucively for this type of land sales is the money. There is something very alluring about bidding your down payment and assuming X monthly payments when you dont have thousands available in the old savings account, you know? Plus, many of these offerings have been perked and surveyed, save me more money and I have read people have had great dealings with both these companies.
Yes I know United Country and a few others but as I said I dont have the bulk of cash outright and would rather not get denied the conventional financing though local bank. I am plenty young and stupid enough to take my chances to make this happen.
Soo, anyone know of anything else like these two other sites?

I've never used the local bank for land.... I've always used the land bank. What size acreage are you looking for?

5-20 acres, what ever I can afford.
What is the requirements of a land bank? 20% down? Thats my worry.
Ultimately I am looking for this on land that may be cleared or treed, a ridge or valley, prefer somewater feature be it creek, spring, pond, back up to lake, or in walking distance to a lake. If no water feature backed up to state land would be great.
My sisters family (5) and mine (myself + 1 ) are looking to build on 1 common parcel and work together jointly to develop land as desired, so no outlandish land restrictions.
Land is phase 1 of 10 year plan.

5 to 20 acres? How self-reliant do you wish to be? If there are 2 families, you will need more ground than just one family.... but I see you are one...
Here we don't have a lot of zoning... but, we do have land size requirements by county. Some counties have no zoning and some counties say you can not build a house on less than 3 acres and 600 feet of road frontage. Also, if you are on "rural water" which is rural water districts, you can only operate one home per meter and a water meter costs anywhere from $3000 to $4000 each. Same thing with some of the Rural Electric Cooperatives. So, if you are planning on two homes on one parcel, you will need to check ALL the zoning in your area, and all the water and electric requirements and conditions.
Also, what do you mean when you say you want to "develop land as desired"?
I'm also curious about your 10 year plan.... I think it's great to have a plan and have that in phases. Think about sharing the plan and those of us that have been there can tell you if we see any problems and it can help others that have trouble with long and short term goal planning.

One thing to keep in mind with some of these in house/owner finance make sure the land is clear of liens so when you pay off your piece of heaven you can get a clear title to it. Also check the covenants and if the who maintains the roads of they have cut their own in some places they county will not take control of roads until a large percent of the lots are owned free a clear and this can take forever

United Country MIGHT offer financing: have you asked them?
I looked at one of their properies 20 years ago and the subject came up. I THINK United Country offered conventional financing but I really do not know! It has been too long!
