View Full Version : Found the place-not even looking! NOW ITS FOR SALE

I went out this am to look at a greenhouse shed that a coworker has for sale and found the perfect place...

I've been there before, but never really looked around. *Since I'm somewhat dissatisfied with my neighbor situation, I find myself thinking we should sell and move to another location here in the area.

He has approximately 10 acres with a very large house (downside is the house is right close to the road, but is sheltered by bushes and out in a small valley that is accessed by two main roads, so not a lot of traffic.) *There is a work shed/shop, chicken house and small fenced yard for when you can't let them free range, a large barn with stalls, overhead storage and fenced field, with a fenced pasture across the creek, which runs through the property, established fruit and flowering shrubs. *I fell in love with it.

Small problem-he isn't thinking about selling (tho he commutes on every other weekend to a town 4 hours away where his wife and daughters are living due to employment) and with the market like it is, there is no chance of us getting enough on our property to pay of our refinance and give us money down...

Oh well, I can dream! *

You go ahead and dream! A dream is the first step to a reality. You may not actually sell your place and buy this one, but the dream is still good, and you will always learn something from it. Maybe taking a hard look at this place will help you realize what you like about your current place - and there's no guarantee that moving will improve the neighbor situation. And here's just a thought - my house is close to the road, and even with landscaping I hate it. When I have the windows open in the summer the trucks are so loud I can't hear the tv. Perhaps that site is better, but it's something to consider. The barn and the creek and the landscaping sure sound great!

My dream of selling my place and moving to my land gives me something to work for - and even if it doesn't happen this year, there's always next year!

So it's ok to dream!

ok ... you have to keep the dream alive.. there are places out there for us all... its just a stepping stone so now you have seen a set up that you like,, keep that image in your head.. we moved here in 2004 and it was a stepping stone,, now i am in the place i need to be for wshtf... its out there with your name on it... keep your mind open to other possible locations with same set up...

So today the guy who owns the property comes to work and tells me he is going to put it on the market for $450,000, which actually for 16 acres w/ house, barn etc is decent around here (our 5 acres with new manf, garage, orchard is appraised at $350,00).

I talked to my husband, but I don't think we can swing this one. No way to even try to get a loan until we sold our place and nothing is selling now, which means the other place probably won't go right away-LOL! Plus the house was built without permits, so most lenders won't touch it...

Oh well, we still might look at possible options...someone told me they would buy ours, but I don't know how serious they were...

see... never stop dreaming. ....and going from 5 to 16 acres would seem like a lot of land. I bet you could find a way to make it work. Just because he lists it at 450K doesn't mean it is firm. Most people list knowing they will get counter offers that are always lower and usually end up selling less than asking price. If you say that the house was built without permits, maybe some lenders would still consider it, just not FHA. Also, try the land bank. In this part of the country, the land bank doesn't give a flip about the condition of the house. I don't know if they loan on just 16 acres, but it would be worth a shot. It amazes me how much land sells for on the west coast.. wow. That 350K would buy you about 300 to 400 acres here. And it would be good acres of timber, pasture, hay, ponds, creeks, etc.... and include a house and barns! lol...

be darn. down the road from us Howard's place is on sale. 10 some acres, orchard, big chestnuts, house, shop, garage, gazebo, the house is good, Howard built it himself, he did everything well. four bedrooms and a basement. I hated it when Howard died, he was a good neighbor. well, his stepgrandkids are getting divorced and want to sell. I hear the price is 60 some.

We bought our 25 acres with several barns, ect. for $62,000.
I couldn't imagine $450K.
I'm like Paul, for that kind of money around here, you could own the entire mile section :) (or more)

We have talked about moving away from here, but my husband works for the state and I work for the county, both have full benefits, so I am unsure about trying to find other jobs that would do the same. Also, our 13 year old daughter has a good start here in school, great group of solid friends who are all good kids and she says that since both her sisters attended school here from kindergarden to 12th grade, she wants to do the same. So maybe in 6 years or so we will look into it. Or, I could win the lottery and we could quit our jobs, stay here during school year and travel to the new place in the summer and on holidays...LOL

Prices here have gone through the roof-comes from being on the coast and too close to California-all the retirees and rich folks want to come here...(I don't mean to offend anyone with that statement!)

southern girl - what area are you in? Paul already has me convinced that I need to look at KS!! Land in VT is sooo expensive. Our broken down 2 bedroom 24x30 ranch on less than 1 acre cost us 66K!! But the view are gorgeous

I'm laughin' ! ! Actually, in most rural areas, the price of land gets higher as the parcel gets smaller. I saw an ad the other day for 10 acres for $35,500. That is high.... but if that same land was 40, 80, or 160 acres it would be more like $800 to $1200 per acre. That is much lower than a year ago.

Be careful to give up what you have until you know for sure the bank will fund a loan on any new place, like close on the same day! I thought it would be easy with a fistful dollars to get a place here and it's been horrible. Not my ability to pay but they just pick apart any house that's not one of the new track houses. Yesterday I found out they don't like you to finance too little either!!! They will raise the interest rate if the loan is too small in their opinion! They won't finance a place where the land is worth more than the house, the won't finance a place if they don't like the road going to the place, etc. etc. etc. Oh and heaven forbid you look at a single wide mobile and only carefully consider double wide mobiles! I don't get it - they are built so much better underneath...

Sorry for the negativity today but I've gotten smacked around by the system a bit this year and learn some horrible new fact about it every time!!!

I can understand your frustration, Debbie. But I'm beginning to wonder if part of it is just that particuar area. The banks and here are not like that. When I talked to them about the last place I tried to buy at auciton, I went to a different bank. Went through the regular pre-approval and told how much they would go and the interest would be 4% adjustable with a 6% cap. The land bank is even easier than that. But, I don't know how large the parcel has to be for the land bank to consider it.... or if it has more to do with locaion (in a development or city vs. rural). But, all I had to do was call the land bank, update info from the last time we talked and they told me how much they would go on that particular parcel...

However, I'm not downplaying your situation. I would be highly ticked to say the least. But, I just can't help but believe maybe it is the area you are in......

We moved from wisc to missouri and i"ll never look back,all the permits for anything you want to do and the taxes!!!People complain here about the taxes ,they aint seen nothin yet.I miss the beautiful state but the rest they can keep.We also couldnt find a bank in wisc that would work with us and I feel this set my plans in life way back,I want to be debt free before I'm 45 including my own business and i'm now 43,I think this is very possible here but not in wisc were the banks wouldnt loan me anything.
The bank I deal with only does in house financing and the house inspection was optinal, closing costs were cheap and they give you a 15 day grace period before your payment is even late.When I went in to finance my business I had was quitting the jail and my wife is a stay at home mom and they gave me the money no problem 100% .The bank president pulls me into his office every time I go in the bank just to talk about how things are going and if i am questioning how to do something finanacly he will offer up his advice (been very helpful saved me some money ).Its just nice to have a bank that cares what you do.This area is also mostly rural and no one likes the big city crap and it shows on all levels .When I went before the city board to get my business license the board offered up the use of the city backhoe for leveling my driveway and other dirt work I needed done for the drive in resteraunt I'm building at no cost,This you wouldnt get in less rural areas.And than we get to the people,they are great here!! They really do care about you and are very helpful but not nosy ,just good solid people.I have traveled to many places and you sure can tell if youd want to live there by the way you were treated.There was a couple that moved here from Florida ,they moved here cause of the cheap houses here.All they did was complain about the lack of starbucks and such and said in front of some of the residents that the area is full of hicks and such,didnt go over to good!They have their house up for sale now and have moved ,they say the people here are mean ;D,gee wonder why?You may need to look else were .Some where that is wanting you to be part of the comunity .I researched mo alot before we moved (3 years of research) and I believe I did good and got lucky too.Were you are now maybe isnt the area your suppose to be in ,maybe theres something better for ya just down the road!!

Just to give you an example of the difference of prices per location,There is a house on 10 acres with a50x100 shed and a 25 x 50 shed and a 5 bedroom ranch with finished basement and garage and a huge deck with a hot tub ,had a second kitchen in the basement, great house ,needed some paint and carpet was all .Also had a pond ,approx 2 acres ,this was listed for 60,000 ,sold for 42,500 !!!I looked at it very seriously ,thought of buying it then renting out my place on 3 acres but we just started the new business and I didnt want to stick my neck out that far!! Maybe shoulda :P
