View Full Version : (Mini land update) Hopefully I'm buying some land.

I've been wanting to live the backwoods life for quite a while now. I'm slowly learning to do auto work and learning to hunt and fish. Last night I learned how to disassemble my .30-30 and today I learned to reassemble it, all in a bid to move far away from the paved road.
I finally found some land but the trashy neighbors made it a bummer for my wife. Well, today I found some more land that had been repossessed by the bank and is being offered cheap. 11.5 acres offered for 7 thousand. Another 5 acres that attaches to the 11.5 acres and then another 10 right across the small lane. Mostly hollow, but with enough flat land for a cabin/house. Very far out into the country, so we made an offer. The realtor was pretty confident that the bank would take 7 thousand for the 16.5 connecting acres. (Actually, the connecting 5 acres and 10 acres aren't listed with a realtor; they're just a 'make offer' option.) So we decided to make an offer of 10 thousand for the whole 21.5 acres. I half expected the realtor to advise me to increase my offer a bit, but all she said was that she would call them Monday and get back with me. Apparently, they're desperate to get rid of it. They've had and accepted two other offers, but the offerers didn't want to wait the 60 days it would take to get possession of it. I'm willing to wait.
I'm really hoping that this is the end of my search and the beginning of my dream. My wife doesn't necessarily share my dream, but maybe she'll come around to my side of the fence. Wish me luck!

Hi Jared - where abouts are you buying? Congrats on finding someplace, I know it's difficult to find reasonable land in many areas anymore. Hope your wife comes around - I know there are a couple of posts about this subject that might give you some ideas.

I didn't post yesterday because the woman at the bank was out. But today I heard from the realtor, and she said they accepted my offer of 10 thousand for 26.5 acres. She guesstimated that, on the high side, closing costs would be 2 thousand. Which is fine with me. The land is lots of valley and that's ok with me, too.
The building spots are very close to a small dead end land. There's only two houses down that lane, and I'll be the third, so it's not like I'm going to be close to lots of traffic, but I won't be as backwoods as I'd hoped. However, it's 3.5 miles from the nearest paved road. That paved road is 1.1 miles from the main highway and it's another 1 or 2 miles to the nearest town, which is so small there's not even a grocery store that I know of. Economic grown is moving away from that town, so I don't have to worry about big stores and lots of people moving in.
I'm happy.

Congrats!!!! Way to go!.
You said it isn't as "backwoods" as you had hoped. That's okay... everyone has to start somewhere and you could use it for a stepping stone to the future and what you do want as far as "backwoods" goes.

It's pretty far out in the woods, actually. I just didn't expect to have neighbors close enough to see, but there's ways around that. Especially with tall trees that will block the house from people seeing it. I've got all kinds of ideas, but it'll be at least 60 days before the deal is done. A quiet title lawsuit has to be done first by the bank. I'll post more when we close and hopefully some pics.
I tried to get some aerial photos from google earth, but no luck. Once the land is mine, I'll post photos of the cabin I'm drawing out on paper.

That (price wise) sounds like a deal that will be hard to beat.
You know that you are close to far enough into the backwoods when the current aerial shot will not show your property clearly.
I do wish I could get a clear shot of my place. Through one site, I can get a clear view from 1997 when there was nothing on the property.

Congrats! Try to get a survey included, if not, it will be worth the money to have one done. Make sure the corner markers are well placed. Even then, i'd GPS them. I had a neighbor pull 2 out that I didn't notice right away. I had to pay for a second survey to get them replaced. Second, i'd put up fencing, even something as simple as barbed wire. That way your property is marked from the get-go and there is no question. Good luck!

I plan on getting a survey done myself and I'm going to get some 6 or 8" plastic pipe and make markers about two or three feet high with concrete. Well, that's the plan for now. It may change once I try carrying concrete and water up and down those hills. We'll see.

I went back out to look at that land today, but I took my little map thingy with me. The realtor lady gave it to me and it has all the plots mapped out. As it turns out, I was looking at the wrong 10 acre plot last Sunday. We found the right one today and holy cow it has a well and power pole on it already because there was a mobile home there once. That saves us a few grand.
We found some fence posts with survey tape on them, so it's been surveyed and tomorrow (Friday) we're going back out with my old GPS that I got from dad and we're going to try and find the other two markers on the ten acres. Then we'll try and find markers on the other 16.5 acres.
The huge news was the well and power pole. The big news is that I found deer scat in a couple of places and lots of trails, so I know for a fact that I'll have a chance at killing a deer.

That's very good news about the well. I would spend some of the savings on a robust rain catch system too. You never know when the well might go dry.
Sounds like you have an exciting adventure in store!

Yeah, this time I'm sure it's the right one. Last time, I was getting directions from a realtor over the phone and that phone was breaking up quite a bit. Now I've got a map thingy and the realtor actually marked the plots of land for me with big X's so I can't screw it up.

I'm buying around Kansas, OK. I talked to a couple of neighbors today and one neighbor said that she has personally seen a flock (rafter?) of turkeys and in her words "tons of deer." I talked to another neighbor and found out that what I thought was a wet weather stream is actually a stream that this guy hasn't seen dry in the two years he's been living there. And to top it all off, none of the three neighbors hunts(!). Looks like I may take up turkey hunting also.
