Hi everybody,
Can anyone tell me where to go to find a good real estate website that offers raw land, preferably in the western reigon, cheap ::)(yeah right) with lots and lots of trees.

No offense meant, but that will not help you. Web sites are designed to sell the property.
What you need to do is choose an area "YOU" want to live , then go to the local planning and development office { Zoning } and ask what you can and cannot do on what kind of property.
If that does not scare you to another area then drive all the roads you can looking for "property for sale" if you find something talk with any local real estate agent { that is not from the listing company !}{ do not sign anything period ! } the only thing you want from the agent is a look at the property, pertinent property info and the price. If the property is still on your list talk with the neighbors about anything and everything. If the property is still on your list visit it again in the worst weather you can stand without jeopardizing your safety. If you find something you would like to buy tell the agent you are ready to make a written offer , do not let them make a verbal offer. Your offer should be between 1/2 to 2/3rd's of the listed price. If the listing agent is any good they will bring you a counter offer. If this is acceptable then buy the property if not make another written offer or find another property.

Thanks Otterbob, Yes I've never bought land before. Guess you could tell huh. ;) I really appreciate the info. Duh! Common sense aproach. Now why didn't I think of that. :-/

Here is a site that has a little of everything. You can sign up to receive regular email listings from them. They do have some inexpensive properties at times, just depends if it is where you want to live.

Never buy land that youhave not seen. Also, check the zoning, as otterbob has said, and check the title for any liens.
A lien only means that somebody else is legally allowed to walk on a PART of your land. The USUAL liens have to do with utilitey companies, but sometimes a neighbor has a lien so that he may reach his home.

Respectfully and no offense intended, but those are not liens.... those are easements and right-of-way... A lien is when the property has been collateralized either with a mortgage or an unpaid debt such as a contractor's lien...
There are many right of ways and easements...and Terri is correct... you want to know who all has the right to be on your property WITHOUT your permission....

eBay actually has a lot of cheap land listed. Obviously you have to be careful about what you bid on. But if you search real estate, then you can specifically search for land that is under $1000. Obviously that's the bid price, not the total price usually. You can search for any state. They've changed their search page a little, but after you've done a search, at the top right of the results page you can click to opt out of the new search. the old search allows you to specify minimum/max number of acres, among other things. West TX has very cheap land available. Also, UT sometimes has quarter and half sections of land for around $30,000. I've never bought land off ebay but I enjoy looking and there is cheap land available from all the Western states.
As has been said before, though, visit the land first. And make sure you understand the auction if you want to bid. Also, ask the seller any questions you have.
