I just got back from a trip to Montana, looking at the land I'm planning on buying.

From roughly smack-dab in the middle of the 20 acres, here's a shot looking down-hill due west:

The SW corner of the property is just to the left (about 50') of the bend in the road that you can just barely make out on the left side of the first photo. Property line runs behind the mound in the middle, and terminates at the NW corner somewhere just out of the frame on the right, again in some timber.

In the second photo the east boundary line wells well into the timber at teh top of the hill. Bothe eastern corners are off the frame here.

It's an old mining claim and it comes with all timber rights, 100' of mineral rights, and 'miners' water rights to surface/spring water (there's a year round spring flowing probbably about 5 GPH). Excellent solar and wind potential, and only about 2 miles to 'town'.

Good luck. You are going to build some big muscles moving all those rocks and boulders. I see a stone wall when I look at them.

Laugh all you want, but I'm thinking about 'siding' my cabin with stone and mortar anchored to the outside walls with a few straps of 'plumbers tape'.

Forest-fire proof, and a little bit of thermal mass for the winter!

Of course theres also the spring house to build, the root cellar, the genny/battery shed, etc...all of which will be mostly underground so it will be more like 'lining the pit' than 'building'. Fortunately it's got some fairy well sloped areas so it's more a matter of 'notching the hill' as opposed to 'digging a pit'. ;)

That land looks nice. I'd drop Jackie Clay a line. She had a great homestead going in MT, then moved to MN. It might have been for a personal reason, but it might be prudent to see if there was a major reason for her move which may affect you. Good luck.

Congratulations of what looks like a great find. Here is something to check out though. Are you going to get title to the land or are you purchasing “patented” land? A patented mining claim is (or I should say was, haven’t been involved with claims for over 20 years) a 99 year lease for the 20 acres. Just something to check into before you reach for your wallet…

i bought a 20 acre lot here in montana last fall,im lovein it so far.in 5 months i just had the first visitor yesterday,where is your place...huck
