IF so, you CAN do it NOW. I know the prices around the real boonies in this area of my state have NEVER been lower for small acreages. Can you figure out how to make a $103.00 mortgage payment? Do you like older homes? Do you want a nice deck that overlooks your 3A? Wouldn't it be nice to have rural water already in? *and TWO baths? I am NOT a realtor, nor is this my property, nor am I within 30 miles of it. I wish this was closer to my husbands work, cause I would SURE buy it, almost did ten years ago for 60% more. This house has had upgrades too!
Anyway I thought I'd give you guys a shot.
New kitchen,
New windows
newer deck (it wasn't there before)
BASEMENT
three bedrooms
1200 sq feet
take a look it just MIGHT be the answer to YOU prayers, for LESS than a downpayment in many places you can BUY this home. Don't forget, first time homebuyers are supposed to get some kind of "tax credit" to boot!

It's on a CITY LOT, with public water and sewer. How is that a "country home"?

I'd say it depends. It does set on three acres. And from looking at the pictures, it is next to a farm field. I think the question is, are there any restrictions? Can you have small livestock, chickens, etc.?

Also, how close are the neighbors houses? That sort of boils down to how much elbow room you need or want.

From my personal perspective, I would need a place where I could go out and target practice with my guns. I like to shoot them from time to time. Living even in a small town with few restrictions, that's really not possible. And I certainly don't want to have to drive 30 miles to a range in order to shoot my guns. I already live in a big city with a range about 5 miles away. But on the other hand I don't live on 3 acres either.

But for the price, it has possibilities for sure. (I could have a large garage with a work shop, plant some fruit trees, etc. Sigh)

You're right, that three acres is rioght in the middle of the city, have you checked the map to see the city?
THERE IS A CITY IN NAME ONLY. Google the aerial map. On second thought please don't leave it for someone with a different character.

and you know the worst part, maybe there was someone in those 50+ readers that this would have been perfect for, but they didn't even bother to LOOK because of you post. Sheesh, some people. I just MIGHT know what I'm talking about, I looked at the house LAST time it was for sale, for more mone and without any upgrades.
Jeez, sometimes people are just too much.

Well, I TRIED to do some good, I forgot how everything here MUST be challenged even when the answer is only a google away.
Pretty funny, I can see why some people will NEVER BE homesteaders.

I read the agent's listing. Never occurred to me to Google Earth it. Only had that little gizmo on my computer for less than a week. With me it's not that I want to challenge every little thing, it's more like I need it spelled out in real simple terms. Remember, I'm just a Marine and a retired Fed. Neither of which are noted for being rocket scientists. ::)

I'm always trying to get my Mom to use Snopes, guess I'll have to try that Google Earth thingy. Thank you.

You can't be a marine without a brain, sorry don't buy that. ONLY "feds" are rocket scientists so that won't wash either.
I think you just saw something too good to be true and you reacted. It's okay. I've known some Marines, none of the dumb. My dad worked for the Dept of the Army for 40+ years, a "fed" and he sure wasn't dumb either.
It is sad that EVERYTHING out there is suspect.
I have nothing to gain, don't own it, don't know who does, it's not right next door (if it was I'd snatch it up), and I'm not a realtor.
I just am lucky enough to have accomplished my dream (more or less) before I drop dead.
I posted that hoping someone else might go for it, not many deal like that even out here.
Sorry i was so rough on a Marine, but hey, you guys know how to handle yourselves!

Looks good to me. If I had someone to caretake it for a couple of years I would jump on it. That is pocket change compared to what you would pay here for anything. I am getting close to retirement and this would probably fit the bill. I may PM you if it's OK. I have a few questions. Let me know. Thanks.

While I havent looked at the listing there are a lot of properties for sale now at some real low prices. I am a Realtor and I think some of the best deals I have seen are the HUD foreclosures. You are not going to get 100 acres or such but I have seen some places that had 8 or so acres with a 3 year od doublewide go for a really low price.Most counties will have some and lots of them will be in the cities.I have seen some that looked like a tornado had hit them and seen others that were ready to move right in. The biggest thing is figuring out what you really want. I live on only 3 acres and you would be suprised how much you can do on it. I also have recently bought some more land in another county and am planning on building somthing there in the near future.

I keep looking at different listings,and waiting......... :(

We have to wait a while yet before we can make the jump to homesteading......had an old issue pop up that we must take care of first.....

I keep a photo of my dream house on the bulletin board above my computer......farm house on 20 acres with a pole barn and and an orchard already in place......my goal is to get as close to that in reality as I can find when we start house shopping again.

Then we're going to be converting it to all wind and solar.......

You guys have some unbelievably cheap land and home prices down there. I clicked on the link and checked it out. That would go for 4x that amount in most places in Idaho.

most places, period. There are bargains here, the main reason is traditionally the kids went to the "big city" to make more $$$. We have older folks here. However, LATELY, the kids are headed back at 40-50 age range, but they seem to be heading home.
