I took a quick look at your site. First thing I noticed was that your search function started out at the $100,000.00 level. I will go back and check it out further but....If you want to be a big hit on this site and sell some land, find us land in the less than 60 thousand range with good water, flat enough for a big garden/livestock, very low taxes, rural, private and few building codes. It would also be better if the land was not part of large subdivisions, individual parcels would be much better.

Basicly I'd have to say that what Max has said, is that you can't find such things on line with out pay'n for it...the best stuff is found threw personal contacts, friends who like you or that guy you went to college with who knows your looking and what's to be a pal.

Anything elts is going to be costly, or to good to be true.

I'd have to agree, we looked for 11 long years, refused to settle without a short list of 'druthers. Then our friend who lives in Redrock called and said that one of the places on the river was going up for sale... It was well below the prevailing acerage costs in the area and had some improvements (well, barn, travel trailer, electric) The rest is history.

The only thing in the general area is 1 acre for $69,000. :(
Max's description is right on. No subdivisions or HOAs for me.

I thought the same thing, 100K ???, I think we need to help each other out, I would much rather have some one from this site living next to me. Up the road a ways there is 80 acres for 64K, I thought that was a little steep, of course it doesn't have any buildings on it but its a pretty place once its cleaned up. They planted it with pine (3 yr) but its got springs, a pond and one of the boundary lines is a large creek and the rest is fenced. Good like minded neighbors too! That you can't see unless you drive to the mailbox! Its a clean slate for someone.

Local news papers are great also. The problem is getting them. Though some of the realitors are starting to have web sites where they post only their listed properties. I've seen a few good deals that way, and bought one.

I have found that www.unitedcountry.com is very helpfull in identifying which areas are affordable. If you can find an affordable place, then the OTHER land in that area will ALSO be affordable!

We bought land that way. First we found an affordable area on-line, and then we got in the car and LOOKED at them. 'Cause, while everything the ads said was accurate, what they did NOT say was often a deal breaker!!!!!!!

(Like, those 2 "ponds" were *drainage areas for the roads and stank, and the other parcel with 15 acres was being used by the entire small town as a baseball diamond.)

Still, the same day we saw those, we ALSO saw 5.5 rolling acres with a creek, and we bought it.
