This is a good price for this area. Looks like part of the land it not usable, but maybe half or more is.

Not to rain on anybody's parade by any means, but having grown up in Washington near that area and having relatives near that place i feel i should comment. Be sure that it is what you want before you get your heart set on it. It could very well be your perfect homestead, but the Moses Lake area is not my favorite area of Washington. The pictures show it in the beauty of spring, but most of the year there is very little rainfall and it's not green like that year round. You will have to irrigate everything you want to grow besides sagebrush. Again, everybody likes something different, and i'm sure that could be a very good homestead for the right people.

That is true, it did say it is sunny 300 days of the year. but it is still real cheap land for this area of the country. I would think, due to the high bluffs around it, that there would be plenty of wind in that area. I know when traveling through there, it can be a little windy. I was thinking wind power might work good here, or sun, but I think wind would be cheaper to install, from what I've been reading.

it is pretty much the same for most of Eastern Washington, isn't it? It always looks so dry in the summer time.

I think that area is the western edge of the Washington Scab lands. That whole are was scrubbed clean several thousand years ago when the ice melted and Lake Missoula emptied in a few hours. So you will find almost no topsoil there. Google "Glacial Lake Missoula"

Yes, most of the Columbia Basin is like that, however you will find much different terrain in North East Washington around Colville and Kettle Falls. And SE Washington is rolling wheat field plains around Pullman. Both are really beautiful, and actually NE washington is where I've got my eyes open for our final homestead.

I hunt just past Republic every fall. It always looks dry up there, everything is always brown, but then I only go there in the fall.
There are some fairly good prices up around Tanaska.

Well, Everything is drier than the west side of the Cascades, but I prefer the mountains to the Basin. And the prices are right too. I agree, Tonasket does have lots of good properties too, so that's another "good" location. Always assuming that the property has what you want and is in the climate you desire. Myself, I'm stuck in the good ol' NorthWest, so places in Michigan or in the south just don't appeal to me.

Here is another one. It is real remote in Alaska. The hardest part will be getting your "things/equipment" there.
